Introduction...

• We manage about 3.2 billion square feet on a global basis.
• From an energy perspective, in our corporate customers… we spend most of our time looking at the owned facilities, and the net-leased facilities, because … they are paying the bills.
• We spend all of our time focused on designing the energy and sustainability strategy for our customers. Our team takes responsibility for strategy and diagnostic…  We set the roadmap, the plan, for how we are going to manage the cost structure, and the diagnostic is that we have people on staff that identify savings opportunities, whether they are from a supply-side rate structure, or from demand-side efficiency projects…. I have a team of people, where all they do is energy audits for customers.  I have [another] team of people where all they do is supply-side purchasing for customers.
• This is not a technology service.  This is the basic blocking and tackling [to provide the foundation that most people don’t have in place.]

Do the Simple Things First...

• The low-hanging fruit is generally found by doing the basic fundamentals – doing the energy audits, finding the lighting projects --  I can’t tell you how many people who still have T-12s [a light that is effectively obsolete by law this year].
• If you haven’t done the simple things, doing the advanced things….is perhaps irresponsible…. I come from the energy-tech world, so I’m a firm believer in what the tools can do, but get worried that people get enamored with the fancy new Ferrari in the driveway … We need to focus on the fundamentals and then layer in technology after the basics have been done….
